This week, we step directly into the fight: who controls the data, the listings, and ultimately the future of our industry.</p><p>Let&#8217;s be blunt: this is no longer a simple question of marketing channels or technology tools. This is a power grab.</p><p>The New Battle Lines</p><ul><li><p>Compass is doubling down on private exclusives. They claim it&#8217;s about seller privacy. In reality, it&#8217;s about controlling inventory, capturing both sides of the transaction, and limiting competition to their own network. Sellers may feel protected, but fewer buyers seeing a listing generally results in less competition &#8212; and that rarely maximizes value.</p></li><li><p>Zillow is positioning itself as the defender of transparency. Their rule: any publicly marketed listing must hit the MLS within 24 hours or risk being blocked from Zillow altogether. They aren&#8217;t wrong that listings should be widely visible &#8212; but let&#8217;s not kid ourselves: Zillow needs full access because without it, they can&#8217;t sell leads to agents. Their business model depends on monetizing the very data we create.</p></li><li><p>Redfin echoes Zillow&#8217;s public-first stance, reinforcing that consumers should have full market visibility. On this point, they&#8217;re right. The open market benefits sellers, buyers, and agents alike.</p></li><li><p>Keller Williams (nationally) has stayed publicly neutral. Some KW franchises have quietly explored private listing models for certain clients, but KW as an organization hasn&#8217;t aggressively taken a side in the larger debate.</p></li></ul><p>Why This Matters At its core, this is not a battle over technology or innovation &#8212; it&#8217;s a fight over who controls access to inventory.</p><ul><li><p>If brokerages like Compass succeed in pulling listings behind walled gardens, competition shrinks.</p></li><li><p>If third-party platforms like Zillow consolidate control of the data stream, agents risk being reduced to tenants in someone else&#8217;s house.</p></li></ul><p>Both paths ultimately weaken agent control.</p><p>What Agents Must Do</p><ul><li><p>Educate your clients. The public doesn&#8217;t understand the consequences of limited listing exposure. Sellers want the highest possible sale price &#8212; that only happens with maximum visibility.</p></li><li><p>Defend open market access. Cooperation benefits consumers. A fragmented system filled with pocket listings and private exclusives harms both buyers and sellers.</p></li><li><p>Stay engaged. The rules are shifting fast. Agents who sit quietly risk waking up one day wondering where their leverage went.</p></li></ul><p>The industry we work in is being rebuilt in real-time. You have to go back&#8212;way back&#8212;to 1996 and then fast-forward to 2014. Because that&#8217;s when the National Association of Realtors (NAR), whether knowingly or not, put the keys to the kingdom into someone else&#8217;s hands. Let&#8217;s start with 1996: NAR partnered with MOVE, Inc. to create what would become Realtor.com. At the time, the internet was still a novelty. NAR&#8217;s goal was noble: build an online platform to give Realtors control over listing visibility and provide consumers access to homes for sale. But the structure of the deal gave MOVE operational control. In hindsight, this was a bit like Henry Ford asking someone else to run the assembly line&#8212;while still putting his name on the car. Then came 2014, and the second major shift: MOVE was acquired by News Corp, the media giant behind The Wall Street Journal and other influential platforms. This meant that Realtor.com&#8212;and by extension, the listing data powered by Realtors across the country&#8212;was now under the thumb of a corporation with a different priority: shareholder value. This wasn&#8217;t just a business acquisition. It was a tectonic shift. The trust between NAR and its members started to fray as questions mounted: Who really owns the data? Who benefits when listings are sold as leads back to the agents who created them? And how did we, as an industry, lose control over our own inventory? Fast-forward to today: lawsuits, settlements, and MLS fragmentation dominate the headlines. The irony? Much of the chaos stems from the same issue&#8212;who controls the listings. And if we trace the path, we end up right back at those foundational deals. Here&#8217;s the tough pill to swallow: By prioritizing platform creation over ownership clarity, NAR unintentionally opened the door for today&#8217;s lead-scraping, portal-dominating, agent-marginalizing reality. So what now? The industry needs more than another settlement&#8212;it needs a strategy. We need bold conversations about reclaiming control, rebuilding trust, and creating tools and agreements that prioritize the professionals doing the work: the agents. And let&#8217;s not forget the sacred scroll of real estate production awards: local boards, NAR, national franchises, offices, teams&#8212;all doling out the accolades like confetti. Because here&#8217;s the truth: recognition isn&#8217;t about ego&#8212;it&#8217;s about acknowledgment. Now, I&#8217;m not waving the flag for participation trophies. I&#8217;ve raised two boys, and I&#8217;ve quoted Talladega Nights more than once: &#8220;If you ain&#8217;t first, you&#8217;re last.&#8221; (Okay, maybe not literally&#8212;but you get it.) Still, there&#8217;s a big difference between coddling and celebrating. Recognition is earned. It&#8217;s not handed out like Halloween candy&#8212;it&#8217;s bestowed like a nod of respect from your peers. And in real estate? That nod can mean the world. Right now, we&#8217;re entering Q2&#8212;peak real estate award season. It&#8217;s time to iron your best shirt, dig out those heels or that blazer, and get ready for the annual parade of plaques, medals, and maybe a few unexpected tears of joy. But this year&#8217;s celebration hits different. Because these past 24 months? They&#8217;ve been no walk in the park. It&#8217;s been a grind. Low inventory. High rates. A lot of hustle for sometimes not a lot of result. Which is why this season of recognition matters more than ever. It&#8217;s not just about who closed the most deals. It&#8217;s about who stayed in the fight. Who made the calls, kept the faith, lifted others, showed up when it was easier to sit it out. It&#8217;s about those who gave their best even when the market gave them nothing. And let&#8217;s not forget the other awards&#8212;the ones that really light up a room. Best Dressed. Miss Congeniality. Culture Ambassador. Team Player. Spirit Award. These aren&#8217;t just fun labels. These are markers of character. And this year, we saw two shining examples in our very own KW Virginias region. 2025 Cultural Summit: A Passing of the Torch At the KW Virginias 2025 Cultural Summit, we had the privilege of honoring the individuals who most reflect this deep cultural commitment. We celebrated the transition of this symbolic torch from 2024 Cultural Ambassadors Susan Shelton (KWCP) and Brett Korade (KW McLean), to two exceptional leaders: Scott Ford of KW United Kingstowne and Maghan Whaley of KW United Falls Church. And when we say exceptional&#8212;we mean it. Scott Ford: The Quiet Architect of Culture In a sea of incredible agents, Scott Ford has built his reputation not through grand gestures, but through steady, intentional leadership. He saw a need and filled it&#8212;personally developing and funding a website to better connect agents across Kingstowne. He didn&#8217;t just donate decorations for the holiday season; he showed up to help the team set them up, hands-on, side-by-side. Every month, he delivers tailored market reports that empower agents to better serve their clients. Every week, he&#8217;s there&#8212;offering insight, leading respectfully, and helping build a collaborative culture where everyone feels like they belong. And outside the Market Center? He&#8217;s bridging business and giving in real-time. His client appreciation events support the Alexandria Animal Welfare League and invite the community to be part of something bigger than a transaction. He serves on his HOA, runs another business, and somehow finds time to inspire everyone around him. He&#8217;s not just a Cultural Ambassador. He&#8217;s what that title was made for. Maghan Whaley: The Embodiment of Everyday Leadership At KW United Falls Church, culture has a face&#8212;and it&#8217;s Maghan Whaley&#8217;s. As Chair of the Culture Committee and a new ALC member, she&#8217;s not just showing up to lead&#8212;she&#8217;s building a rhythm of giving that&#8217;s contagious. Maghan takes small ideas and turns them into powerful movements. A Halloween costume drive became a Market Center tradition. RED Day became a deeply impactful, hands-on service day because she made sure it wasn&#8217;t just about showing up&#8212;it was about showing heart. Her leadership spills over into the world around her. For over a decade, she&#8217;s been a vocal advocate for the National Brain Tumor Society&#8212;leading fundraisers, organizing community events, and lobbying for legislative change. Locally, she&#8217;s the glue in her Lake Barcroft neighborhood&#8212;delivering groceries to aging residents, editing the newsletter, and helping raise thousands for charity through women-led giving circles. As her team so powerfully put it: &#8220;She leads. She mentors. She serves. She creates change.&#8221; That&#8217;s not just a mantra&#8212;it&#8217;s how she moves through the world. Why Culture Matters More Than Ever In a company filled with servant leaders, it&#8217;s easy to say &#8220;culture is who we are.&#8221; But agents like Scott and Maghan show us what that really means. I was talking with an agent this week&#8212;let&#8217;s call him Steve. Sharp guy, successful, dialed in. His business is running like a finely tuned engine right now. Listings are flowing, clients are happy, and he&#8217;s got an admin that he trusts completely. So when I mentioned that we&#8217;re hosting Career Visioning this Thursday, April 10th, from 9 to 5 at the Loudoun Gateway Market Center, he gave me this look and said, &#8220;Honestly, I just don&#8217;t need it right now.&#8221; It was a fair response. I mean, if you&#8217;re in rhythm, if your support system is solid, if you&#8217;re not feeling pain&#8212;why fix what isn&#8217;t broken, right? But that&#8217;s when I hit him with it: &#8220;Steve, this&#8212;right now&#8212;is exactly when you need to go.&#8221; He paused. You could almost see the wheels turning. That split second where realization peeks in through the side door. Because here&#8217;s the deal: the worst time to take a class like Career Visioning is when you&#8217;re in need. When you&#8217;ve got systems and structure and your team&#8217;s performing? That&#8217;s the time to refine. That&#8217;s when you get to be picky, when you can train without a ticking clock, when you can make a hire based on potential and alignment&#8212;not urgency. And what happens if you don&#8217;t? They hire local, mentor aspiring entrepreneurs, and become the de facto community centers when times are tough. When a business that&#8217;s rooted in the community closes, people gather&#8212;not just to say goodbye to a brand, but to mourn the loss of a shared experience. There were tears, hugs, clinking glasses, and long chats last night during the final cornhole event. And amidst it all, there was this quiet realization: this place mattered. When one of these pillars disappears, it sends a ripple through the entire area. That&#8217;s what makes places like Old Ox Brewery so impactful&#8212;they weren&#8217;t just selling craft beer. They were anchoring social life, offering space for cornhole leagues, community fundraisers, and recovery after the long isolation of COVID. Imagine your community without its familiar haunts&#8212;no more local brewery nights, local music, or bike ride meetups after some time don the W&amp; OD Trail. It&#8217;s not just the economy that suffers. It&#8217;s the culture. The heartbeat slows. This week, I sat with Chris Burns, the owner of Old Ox, and it hit me how deeply he and his family had stitched themselves into the fabric of this community over the last eleven years. They weren&#8217;t just business owners&#8212;they were connectors, supporters, neighbors. And now, as they prepare to close the doors, it&#8217;s as if the whole town is feeling the shift in its atmosphere. And that made me reflect on something we don&#8217;t talk about nearly enough in our line of work: presence. As real estate professionals and small business owners, we often get caught up in the cycle of transactions&#8212;leads, closings, volume goals. But the real work, the real value, lies in the presence we bring to our communities. It&#8217;s in the conversations we have, the relationships we build, and the moments we create that extend far beyond contracts and commissions. We are the ones who help people find their start&#8212;their &#8220;first home,&#8221; their &#8220;forever home,&#8221; or their next chapter. We guide them during some of life&#8217;s biggest transitions. And if we&#8217;re doing it right, we don&#8217;t disappear after the keys are handed over. We stick around. We show up. We stay present. You might help someone find a home, but you also might help them find their future best friend, or a new job, or even the community they didn&#8217;t know they needed. You&#8217;re the connector. The first call when something goes wrong&#8212;or when something goes right. That kind of trust isn&#8217;t built in a transaction. It&#8217;s built in consistency. Think about that for a second. You helped someone land in a home that becomes the backdrop for holiday dinners, first steps, teenage birthday parties, and family game nights. You were there at the beginning. You were the pivot point. And yet, we rarely slow down to recognize the ripple effect of what we do.</p><h3>So here&#8217;s the question that&#8217;s been burning in me ever since that conversation at Old Ox:</h3><p>If your business disappeared tomorrow, would anyone notice? Would the community feel it? Would your clients reach out to check on you? Would there be a void in the local landscape&#8212;not just because of what you did, but because of who you were? The truth is, they should. And if you&#8217;re showing up with heart, with consistency, with service&#8212;they will. You don&#8217;t have to be the loudest or most successful. But you do need to be present. Present when the pipes burst. Present when a job change creates a need for something new. Present when someone&#8217;s celebrating, or struggling, or just trying to figure things out. Presence looks like dropping off a handwritten card, showing up at a local event, sending a check-in text, or recommending a trusted vendor. It&#8217;s not always grand gestures. It&#8217;s the little, intentional moments that say, &#8220;Hey&#8212;I see you. I&#8217;m still here.&#8221; Because if we want to talk about value&#8212;real value&#8212;it&#8217;s not found in how many deals we closed this quarter. It&#8217;s found in how many people would call us if they needed help. It&#8217;s found in how many lives we&#8217;ve made a little easier, a little better, simply by being in them. And that&#8217;s why the closing of a place like Old Ox hits so hard. It makes you realize just how essential some people and places become. Not because they chased visibility&#8212;but because they showed up, over and over, without needing recognition. Chris himself seemed surprised last night, &#8220;I don&#8217;t think I realized&#8230;&#8221;. It was a moment of reflection for him on exactly what he and his family had meant and done for our community. Maybe he knew Old Ox meant something to people&#8212;but last night, he saw it. Felt it. And that feeling&#8212;that awareness of impact&#8212;is something every real estate agent needs to chase. Because we, too, help shape the community&#8217;s future with every listing, every closing, and every handshake. So again, I ask: if you were gone tomorrow, would anyone notice? That&#8217;s the test. That&#8217;s the goal. To be the person, the business, the presence that matters so much to your community that your absence is felt. Tell your story. Share your why. Be clear about your mission. Let people into the heart behind your business. Not because it&#8217;s good marketing&#8212;but because it&#8217;s good humanity. Your database isn&#8217;t just a list. It&#8217;s your biggest asset. It&#8217;s your business&#8217;s foundation. A contact is someone who knows you&#8217;re in real estate and understands you&#8217;re here to help. You know a bit about their situation, and there&#8217;s some level of mutual recognition. A relationship is when you go beyond the transactional. You know them, and they know you. You understand their family situation, their job, their hobbies, and they trust you as more than just a person who sells houses&#8212;you&#8217;re a resource, an advisor, a connector. Your goal? To build as many relationships as possible and maintain a database filled with real connections, not just names. That&#8217;s how you create a business that feeds itself year after year.</p><p>The Big Four: The Bare Minimum for Every Contact If you want a relationship-based business, it starts with collecting the right information. At a minimum, for every person in your database, you should have: Full Name &#8211; First name, last name, spelled correctly. No &#8220;Jim from Starbucks.&#8221; Email &#8211; A direct way to stay in touch beyond social media. Cell Phone Number &#8211; Texting is a must in today&#8217;s world. Home Address &#8211; You&#8217;re in real estate. If you don&#8217;t know where they live, what are you doing? These four simple pieces are the foundation of a high-value database. In today&#8217;s world, security is paramount. I learned that lesson firsthand back in 2007 when I started seeing my likeness pop up online. At first, I was cautious, but as time passed, I got lazy, opting for convenience over security. That&#8217;s a mistake I don&#8217;t want you to make. Multi-Factor Authentication (MFA) is a straightforward but essential step. It requires something you know (a password) and something you have (like a security key or your phone) or something you are (biometric data). The steps may seem small, but they make a huge difference when it comes to protecting your clients and your reputation. You probably haven&#8217;t heard of them, but by 1971, they were about to change the world. That year, they hired a graphic designer named Carolyn Davidson. She worked for $2.00 an hour and spent 17 hours creating what would soon be one of the most iconic logos of all time. Any guesses? That company rebranded as Nike, and yes, we all know their famous swoosh. The designer? She was initially paid just $35 for her work, but later rewarded with 1,000 shares when the company went public. The moral of the story? A logo is powerful, but branding&#8212;branding is a game-changer. Nike didn&#8217;t become a $32 billion empire just because of a swoosh, but that logo certainly separated them from the pack. In real estate, branding can be tricky. Do you focus on branding yourself, or create an organizational identity? At first, clients want to work with you. But as you grow, will they still be working with you, or with your team? There&#8217;s no one-size-fits-all answer, but how you brand will shape your business&#8217;s future. A strong brand connects your mission vision, and values. It&#8217;s not just about you&#8212;it&#8217;s about what your business stands for. A well-crafted logo or brand identity bridges who you are and what you offer, even when you&#8217;re not personally involved in every transaction. By creating a brand aligned with your values, you build a foundation that grows with your business&#8212;a representation of both who you are now and where you&#8217;re headed. Take my own experience. My first logo came from logotournament.com. I wrote a description of my vision, which today would be called a prompt, designers submitted concepts, and I chose one. It was an affordable way to get a professional logo that reflected my business. Today, things have evolved. With AI, creating a logo is faster and more cost-effective. You can provide a prompt and refine it, like this example: Prompt: &#8220;Design a modern, minimalist logo for a real estate business called Horizon Homes. The logo should incorporate a house silhouette with a sunset theme, using orange and purple to evoke warmth and trust.&#8221; AI tools make it easy to generate a logo that reflects your brand&#8212;without needing a designer. But a logo is only part of your brand. Branding is about how you position your business for the future. As you grow, your brand should speak for both you and your team. If you&#8217;re scaling up or stepping back from daily operations, your brand needs to be bigger than you alone. And remember, branding is strategic. Compliance with local rules, NAR guidelines, and brokerage policies is essential. Before launching a new brand, make sure you&#8217;re aligned with regulations&#8212;you don&#8217;t want fines holding you back. At the end of the day, branding is more than a logo or a catchy name. It&#8217;s about leaving a lasting impression that resonates with clients. Your brand should reflect your vision for the future. It&#8217;s not just about looking good&#8212;it&#8217;s about building a legacy that can grow beyond you, evolve with the market, and stand the test of time. Think strategically: how do you want to be remembered? What impact do you want your brand to make? Be intentional. I found myself so deeply immersed in their pain, their world, that I lost grip on my own. I tried to be everything for them, more than I probably should have. The truth is, it threw me off. Life didn&#8217;t stop, but it sure felt like it did. When tragedy strikes, whether personal or on a world scale, it can feel like the ground beneath you is crumbling, leaving you unsteady and unsure where to step. The emotional shock pulls us away from our routines, making it hard to focus on the tasks in front of us. It&#8217;s like navigating a thick fog&#8212;you know the road is there, but everything is obscured, and each step feels uncertain. I&#8217;m not unique in this experience. We all go through it. Whether it&#8217;s a deeply personal tragedy or a global catastrophe, the ripple effects can be profound. Think about the moments that changed our world: 9/11, Hurricane Katrina, and now, more recent crises that, like clockwork, throw us into the cycle again. In the immediate aftermath, we&#8217;re glued to the TV, the news feeds, the conversations. How much time did I spend doing that, instead of focusing on my own work? How many days, weeks even, did I allow myself to be swept up in it, letting my business goals slide to the backburner? As Evelyn Nam from Harvard Business Review wisely points out, it&#8217;s crucial to &#8220;create mental boundaries&#8221; that allow you to compartmentalize without shutting down entirely. We can care deeply without letting it derail our professional responsibilities. She also suggests controlling your &#8220;information diet.&#8221; During 9/11 and other significant world events, I was glued to every channel, every breaking headline. But constant immersion doesn&#8217;t lead to action&#8212;it leads to paralysis. I challenge you to take Nam&#8217;s advice: limit the influx of news, stay informed but not overwhelmed. There&#8217;s work to be done, and staying grounded is the only way to do it. It&#8217;s good and healthy to be helpful. Do what you can: donate your time, offer necessities like food and water, or contribute cash if possible. Build a budget within your business and allocate funds for these kinds of events. But don&#8217;t let it consume you or affect morale. Feel good about what you&#8217;re able to do. If you have the bandwidth, do more as appropriate, but remember to keep balance. Help where you can without letting it take over everything. In times like these, it&#8217;s not about shutting off your feelings. It&#8217;s about not letting them completely derail you. As leaders, we have responsibilities&#8212;to our families, to our teams, and to our clients. But we also have a responsibility to ourselves, to stay focused on what we can control: our actions, our attitudes, and our work. Look, the world will keep throwing us curveballs. It&#8217;s what the world does best. But we have to decide if we&#8217;re going to let it take us out of the game. So today, as you sit with the weight of whatever news is pressing down on you, I challenge you to feel it, support those around you, but don&#8217;t let it consume you. There is real work that needs to be done&#8212;both in our communities and in our businesses. In the end, showing up matters. Not just for others, but for yourself. It&#8217;s a powerhouse for lead generation, a megaphone for brand awareness, and a window into the lives of your clients and community. It keeps us connected, sharpens our outreach, and provides unparalleled ease in communicating with our audience. But as much as social media can be a gift, it can just as easily be a liability. As real estate professionals, we need to understand that while social media is a platform for free expression, it&#8217;s also a reflection of our business. Every post, every comment, every retweet becomes part of our professional identity. And the truth is, even when you&#8217;re speaking from the heart, not everyone is going to agree with you. In fact, some might be turned off entirely. The tricky part is, you may never even know it. That silent loss of business is real. You might be rallying supporters on one hand, but turning away potential clients on the other&#8212;and you won&#8217;t always see it coming. The post you felt compelled to share in a moment of frustration or passion could alienate someone who was considering working with you. It&#8217;s not about right or wrong here. It&#8217;s about being strategic and understanding that your digital voice is forever. Whether or not your post was intended to spark debate or ignite emotion, the impact is permanent. And in a politically charged environment, that impact can spread faster than you might imagine. So before you hit &#8220;post,&#8221; I challenge you to pause. Ask yourself: What am I truly hoping to accomplish with this? Is this a conversation I&#8217;d have with a client face-to-face? Does this reflect the kind of professional I want to be known as? More often than not, the posts we fire off in the heat of the moment are for us, not for our business&#8212;and they can lead to regret. If you&#8217;re feeling the need to express yourself in a heated moment, do yourself a favor: pick up the phone and call a friend. Write that email, but send it to yourself. Get it off your chest without putting it out into the world where it can live forever and be used against you. As election cycles heat up, this is a message I feel compelled to revisit. Every few years, we&#8217;re reminded of the raw power of social media to elevate or destroy. And every few years, I remind real estate professionals that just because you can share your opinion doesn&#8217;t mean you should. Your business is your most valuable asset. Protect it with the same care and consideration you&#8217;d show your best client. At the end of the day, the relationships you&#8217;ve built&#8212;those hard-earned connections&#8212;are everything. Don&#8217;t let a moment of passion or frustration give them away. Social media is a tool, but it&#8217;s also a mirror. Make sure the reflection it shows is one you can stand by proudly.
